  • To assure you we have your property covered, we create a 360-degree view of your property’s finances, tenants, and physical property so we can agree on the current state of your investment. 


  • We develop a systematic timeline for any changes that need to be made and we review possible opportunities for additional income or savings for the property. Our schedule of maintenance and repair is designed to be “no drama” and to anticipate issues rather than have to be reactive (which can lead to overspending).


  • We work with your tenants proactively 24/7/365, so they are comfortable in their space, which allows us to keep vacancies at a minimum and asking rents at a maximum. We do this so your reputation and investment become known as an excellent place for a home or business.


  • You’ll receive comprehensive reports monthly, so you’ll have full transparency. You’ll have access to all records online 24/7 through our best-in-business property management software. We also have automated payment and service request portals so tenants have multiple ways to reach us.


  • Your peace of mind is our goal. We do frequent tours of the property so we can be proactive with maintenance concerns. We create on-site relationships so we can get better insight into when and if a tenant leaves. We want to be in the know in advance so we can proactively fill any vacancies. When we do have a vacancy, we have a proven advertising package that’s been customized for the property and within budget to get spots filled quickly. In the event an urgent matter does arise, we are available 24/7 to assist.

Most of our customers are investors, retired, or still working in another career.  Many of them don’t have the desire to respond to a leaky pipe in the middle of the night and would rather enjoy life than spend time collecting rent. Most owners don’t follow the latest city, state, and legislative changes that put owners at risk. We are laser-focused on property management – all day every day – so we are highly knowledgeable about every aspect of the business.

We are at your service and all decisions are ultimately yours. We are here to offer you sound management based on our years of experience, but WE work for YOU.


So many factors can affect the ability to rent a space – area, rent, the physical state of the building, neighborhood, how you’re marketing the space, and to whom.  It can take fresh eyes and some added experience to evaluate your specific property. We’ll make recommendations to get your vacancies filled.


We follow the letter of the law of California as well as city and county regulations. We take steps immediately upon default and make that action clear prior to any default so there are no surprises. We follow through with respect to you, your investment, and with respect to the tenant. In the event that arbitration is necessary, we can and will attend on your behalf. Because we are proactive with tenants and we’re frequently on-site, we can often prevent situations from requiring legal intervention.


Rather than having in-house maintenance, we contract with multiple licensed and bonded maintenance companies and service specialties. We have multiple because we want the right company for the right job for each property. We have worked with our partners for years and have full trust in their abilities and response times. Expert Property Management is the tenant’s first contact and we directly dispatch our teams. We stay in continual contact with anyone working on our properties but will respond ourselves when necessary. Our teams are available 24/7, 365 days of the year. If you have your own preferred vendors, we will contact them on your behalf.
