Most of our customers are investors, retired, or still working in another career. Many of them don’t have the desire to respond to a leaky pipe in the middle of the night and would rather enjoy life than spend time collecting rent. Most owners don’t follow the latest city, state, and legislative changes that put owners at risk. We are laser-focused on property management – all day every day – so we are highly knowledgeable about every aspect of the business.

So many factors can affect the ability to rent a space – area, rent, the physical state of the building, neighborhood, how you’re marketing the space, and to whom. It can take fresh eyes and some added experience to evaluate your specific property. We’ll make recommendations to get your vacancies filled.
We follow the letter of the law of California as well as city and county regulations. We take steps immediately upon default and make that action clear prior to any default so there are no surprises. We follow through with respect to you, your investment, and with respect to the tenant. In the event that arbitration is necessary, we can and will attend on your behalf. Because we are proactive with tenants and we’re frequently on-site, we can often prevent situations from requiring legal intervention.
Rather than having in-house maintenance, we contract with multiple licensed and bonded maintenance companies and service specialties. We have multiple because we want the right company for the right job for each property. We have worked with our partners for years and have full trust in their abilities and response times. Expert Property Management is the tenant’s first contact and we directly dispatch our teams. We stay in continual contact with anyone working on our properties but will respond ourselves when necessary. Our teams are available 24/7, 365 days of the year. If you have your own preferred vendors, we will contact them on your behalf.
